I asked a 27-year old real estate investor (who's owned $17,000,000 worth of real estate) how he found his first investors.
- He cold called an owner of an $800,000 46-unit property.
- 3 years later, he closed the deal.
- He didn't have the capital to take down the deal.
- So he brought in investors.
- How'd he meet these investors?
- At the gym...
He was working out, struck up a conversation with these guys, a year later they are JV partners to the tune of $300,000 in his 46-unit deal.
Incredible.
LESSON:
- My friend didn't do anything "extraordinary."
- He's done a great job building his track record.
- He talks to people whenever he can.
- He's a great friend.
- These investors liked what they saw,
- & invested.
- Yet, it's often the "simple" things,
- done with extraordinary intention,
- that create extraordinary results.
