Everyone has that one deal that changed their career.

For me it was a quadplex in Haddonfield, NJ I bought at a sheriff sale for $51,000. I was pregnant, had the flu, but managed to make it there and was the only bidder. The building is now worth close to $800,000. It’s so easy to rent because of the location I never even have to list it!

Smaller multies are often overlooked and may not be sexy real estate but they can be 💰 🐮. So while I have grown since I purchased that property in 2011, I am still buying small multies in Haddonfield.

Here is why I love the market
1. It’s consistently voted number one place to live in South Jersey
2. There is no developable land left
3. The downtown is something from a hallmark movie
4. It’s a 15 drive into center city Philadelphia and a 20 min train ride
5. It’s safe
6. Property values appreciate much quicker than other towns
7. The tenants are mostly young professionals with good income

I’m buying 6 more buildings in Haddonfield (27 units). I think I will own the most properties in the town after this closing.
Life is about pivoting but sometimes it’s a 360 to where you started because it makes the most sense. When the market is ehhh stay in your lane and stick to what you know 👊
