Receiving the ‘Most Impactful Real Estate Leaders’ award at the Building the Future Summit by Forbes Middle East was a proud moment not just for me but for the entire Danube Properties team.
It symbolised years of commitment, consistency and the trust our investors and customers have placed in us.
One of the great moments from the event was the fireside chat hosted by Sally Mousa سالي موسى a thoughtful and engaging conversation where she asked me this one question:
“What are the three most important factors investors should consider when entering Dubai’s real estate market in today’s dynamic environment?”
If I were an investor entering the market today, here’s exactly what I’d focus on:
1. Who’s building it?
The credibility of the developer is everything. One must choose a developer who has a great track record of timely delivery, along with quality assurance. At Danube, we’ve handed over multiple projects months ahead of schedule, which means faster rental income for investors and a head start on returns.
2. Where is it?
As the old adage goes, it’s all about “location, location, location.” Location will always be king. We always tend to choose projects close to metros, key highways, and essential infrastructure, not only to attract better tenants but also to grow in value over time. We look very strategically when it comes to choosing a prime location for a project.
3. Who’s guiding me?
A trusted brokerage partner can make or break the experience. The right one will not only close the deals but will also help you make the right decision, simplify the process, and stay transparent throughout. This works great for both seasoned and first-time buyers.
